Hensikten med denne masteroppgaven er å evaluere metoder og prosedyrer i et norsk byggefirma (Block Watne), og i detalj analysere et tradisjonelt gjennomført boligprosjekt – Heimdalstunet. Undersøkelsen er utført sent i byggeprosessen, og nesten alle 86 leilighetene er fullført og bebodd. Block Watne er en svært tradisjonell boligbygger med spesialiserte fagarbeidere. Det er ikke tatt noen formelle initiativ til å studere eller implementere Lean eller Lean Construction. Men mange av de intervjuede informantene kjente til konseptet. I denne rapporten vil Lean kun brukes som en referansemodell eller et rammeverk for å studere prinsipper, metoder og verktøy på byggeplassen. LEAN er i flere tiår brukt med suksess i bilproduksjon (for eksempel Toyota). Den norske byggebransjen kan implementere lean filosofi og tankesett, og mange aktører har allerede flere års erfaring. Lean teori introduseres, og sammenlignes med dagens prosjektbaserte byggeprosess. Leans filosofi, policy og planleggingsmetoder, brukes generelt for å øke arbeidsflyten og redusere sløsing. Lean Construction er en videreføring og tilpassing av lean for byggebransjen. Eventuelle funn, og svar på forskningsspørsmål, er basert på en omfattende gjennomgang av litteratur og et case studie med kvalitative intervjuer relatert til byggeprosjektet ”Heimdalstunet”. Et representativt utvalg av forskjellige yrkesgrupper fra prosjekt og operasjon, ble intervjuet på byggeplassen. Følgende liste viser noen av aspektene som behandles: Variasjon Verdiøkning Verdikjeden Flyt Sløsing Produksjon Søk perfeksjon Repetisjon Et dypdykk i gjennomføringsfasen avslører forbedringer i total antall arbeidstimer. Men faktorer viser signifikant statistisk variasjon i ulike faser (arbeidslag) over tid. Repetisjon viser at det er et stort potensial til forbedringer og gevinst, dersom organisasjonen fanger opp dette. The purpose of this thesis is to evaluate methods and procedures in a construction company in Norway, named Block Watne, and in detail analyse a traditionally construction project "Heimdalstunet" (residential buildings). The survey was executed late in the building process, and nearly all 86 flats in 17 blocks were completed and inhabited. Block Watne is a highly specialized (conventional) construction company, and has no ongoing initiatives to study or implement Lean or Lean Construction. But many of the informants were aware of the concept. In this thesis will Lean be used as a reference framework for studying principles, methods and tools at the construction site. Lean has been used successfully in the car manufacturing industry for several decades (e.g. Toyota). The construction industry might implement similar lean concepts and thinking. Lean theory is introduced, and compared to the current project-regime. Lean philosophy/policy and planning methodology is in general used to increase workflow and reduce waste. Lean Construction is a further development to adapt to the construction industry. The findings, the answer to the research question, are based on theory from an extensive literature review and a case studie with interviews related to the construction project "Heimdalstunet". Different professionals were selected for interview at the construction site. The following issues and keywords are discussed in the report: Variation Value adding Value chain (map the value stream) Flow List of waste Production Seek perfection Repetitive construction Studying details in operations, revealed continuous improvements in workhours. But shows significant statistically variation over time. Enhancements in repetitive operations on the premises, was reported in the interviews, and stated in the literature review.
