  • Description: An analysis of the relationship between the housing market and employment growth indicates that while employment growth increases the value of real estate assets, all suburban residents do not share equally in the increase. Older, developed suburbs and suburban fringe communities do not have common interests, at least in terms of the patterns of economic growth and their effect on the housing market. Decentralized job growth increases the value of land on the urban fringe, and owners of agricultural land and developers are the prime beneficiaries. Centralized job growth, on the other hand, enhances property values in existing communities, and unfortunately, a decline in decentralized jobs reduces the value of these properties.
