Description:
According to monocentric city model, there is only one central point that exists in the whole city, and this central point applies to all the potential use of the land. The model implies that housing prices are changing and falling linearly when increasing the distance to Central Business District (CBD). According to the theory, all households are commuting to this central point in order to produce the income they need to meet their housing costs. Besides the housing costs they must also pay transportation costs for the commute going to work. These transportation costs have an impact on the pricing of the houses. This thesis is going to research whether monocentric city model, as well as some support theories are applicable to Oslo and nearby municipalities along Østfoldbanen. The analysis is mainly based on the use of regression models. The regression models show that the theory does have a certain effect on the price decline along Østfoldbanen. These effects may indicate that prices drop the further one moves out of Oslo. By looking at the municipalities up to one hour and ten minutes out of Oslo along Østfoldbanen, housing prices are falling considerably beyond the limit of 45 minutes’ travel time from Oslo. The effect of the commuting limit of 45 minutes appears to decrease the housing prices. This seems to be in accordance with recent Swedish research and also, to some extent, to monocentric theory.
